Originally from western Montana, Denise moved to Portland in 1988 in search of all that such a great city had to offer. Although she left the simple life behind, she continues to live by the values and the ethics she had grown up with: hard work, integrity, and honesty without compromise! Prior to becoming a Realtor in 1991, she worked in the banking and accounting fields, and later in marketing for a large commercial contractor. Each position provided the building blocks for her real estate career, a career that had been her dream for many years. In the world of real estate, where change is constant, continuous education is a must. Denise continually takes classes and seminars to ensure that her education is current for her marketplace. She also graduated from the Realtor's Institute and holds the GRI as well as the ABR designations. Denise's commitment is to provide professional and outstanding personalized service for each and every client. Her warm and caring approach has resulted in lasting friendships, repeat clients, and personal referrals. Her exceptional people skills have enabled her to obtain the best results for her clients. In fact, during the last several years, over 95% of her business has been by referral or with clients with whom she has worked in the past. She uses her Client Appreciation Program as a means to stay in contact with her clients after the sale and provide after-sale service. Because she works by referral, she has time to work on marketing your property rather than prospecting for new business, unlike most real estate agents. As a broker at Keller Williams Sunset Corridor, she is associated with the a nationwide network of successful agents. As a top producer, Denise has learned that the way she does her business is as important as how much business she does! Denise loves her work, and you will find that whether you're in the market as a buyer or as a seller, you can count on her to go beyond the expected and to deliver top-quality service. | | | | | |

First Time Buyers >The Perfect House
Home buyers must often deal with deferred maintenance or repairs. For example, you may have found a terrific house and like many competent home buyers, you included a structural inspection contingency in your purchase agreement. What happens when you find out that your "perfect" house needs some work? Do you ask the sellers to pay for the repairs? Before you answer "yes", there are some important considerations.
Some contracts require that all of the home's systems, such as plumbing, heating, electrical and central air conditioning, be in working order. In this case, the sellers may be obligated to repair any problems with these systems. Leaky roofs, damp basements, or other structural problems may not be covered, however. If you ask the sellers to make these types of repairs, you may void the contract by doing so. The sellers might prefer to negotiate the repairs to keep from losing the sale. If there are other buyers waiting in the wings with back-up contracts, you run the risk of losing the home.
